The WikiHouse Pilot project was delivered for our client South Yorkshire Housing Association (SYHA) to provide 2 modern and durable houses on a site on St Phillip's Road, Sheffield.

Mascot Management led the technical and commercial delivery, transforming open-source plans into fully compliant, mortgageable homes. As Principal Designer, we ensured full adherence to Building Regulations and the Construction (Design and Management) Regulations, while securing 60-year BOPAS certification. BOPAS accreditation was obtained to provide lenders, valuers, and insurers with assurance of the system’s durability, resilience, and long-term mortgage ability. 

The homes were precision-fabricated using CNC technology and 18mm WISA Spruce plywood. Despite initial delays due to ground conditions, the first home was erected in under one month, with the second completed even faster due to process efficiencies.

Mascot’s construction management included cost planning, supply chain co-ordination, and stringent quality control, resulting in zero defects after the 12-month defect period. Energy performance and occupant feedback confirmed excellent comfort and efficiency.

This pilot demonstrates that localised modern methods of construction can deliver high-quality, mortgageable homes at scale. Mascot’s integrated role in programme and commercial management, regulatory compliance, and quality assurance positions the business as a pioneer in the UK modular housing sector.
