The project involved a comprehensive redevelopment of land to the south of Junction 45 of the M1 Motorway to provide a new concept Motorway Service Area (MSA).

Extra MSA engaged the services of Mascot Management to provide Project Management, Principal Designer and Project Safety Advisor services for a new build Motorway Service Area at Junction 45 of the M1 near Leeds. 

We were appointed at the very start of the project. We were involved with the applications to discharge planning conditions connected to the Landscape Ecology, Highway Works, Earthworks and Remediation Strategies. The development of the new Motorway Service Area included, a facilities building with viewing platform, 100 bedroom hotel, Skelton Lake Visitor Centre, service yard, fuel filling station, parking facilities for each category of vehicle, access and internal circulation roads, structured and natural landscaping with outside amenity and picnic space areas along with dog walking areas, pedestrian and cycle links, bus gate and bus shelter, surface water drainage areas, ecological mitigation, pumping station, retaining structures and associated infrastructure and earthworks.

From developing the Client brief producing outline risk assessments to identifying and appointing the full consultant team, we have worked through all the RIBA stages and used our checklist and tracker tools to ensure all duties under CDM Regulations, actions from meetings and planning conditions have been discharged effectively and on time. The key to this being a success was collaboration, co operation and good communication Getting stakeholder involvement, regular design team meetings, progress meetings, site walk arounds, audits and reporting have all taken place at the right times to co ordinate a perfect delivery.
