Bickershaw South, Leigh, Wigan

A mixed development scheme on a former colliery site in Leigh near Wigan to create 650 homes, 1000sqm of commercial space and a 40 berth marina next to the Leeds Liverpool canal.

Mascot were sub-consultants to Scott Wilson for this project for all the pre-contract and appraisal stages.

The project comprised major reclamation and infrastructure works (£19m) including a new marina on the Leeds/Liverpool canal to generate interest from private sector developers to redevelop the plots as a mixed development including 650 Code for Sustainable Homes Level 6 homes.

The complex project included a full planning application for the infrastructure works, an outline application for the mixed development and major off site highways works.  Our role also included managing the preparation of a Design Code for the site and obtaining Expressions of Interest from Developers.

An Environmental Assessment was needed for both applications including site investigations, ecology surveys, landscaping and visual impacts and a traffic assessment.

The project involved a Partnership between English Partnerships, Northwest Regional Development Agency, Wigan MBC and British Waterways and was part of the National Coalfields Programme.
